Ancestry, the global leader in family history and consumer genomics, appointed ALTU to undertake the initial due diligence and subsequent workplace fit out of their 14,000sqft new HQ in Dublin City Centre.

Working to a challenging three-month program and within the constraints of an occupied building, ALTU successfully designed and delivered an award winning and dynamic workplace scheme for the company’s 98 staff.

Meeting the client’s brief and strategic objectives, the design solution developed by ALTU integrated the company’s brand and image across a series of open plan workspaces married with innovative break-out, dynamic collaboration and amenity areas.

The project fully coordinated by ALTU in BIM, which was used throughout the work stages to inform the design, enable visualizations, assist scheduling and construction coordination.

The completed project was awarded ‘Fit Out Project of the Year’ and ‘Fit Out Project of the Year (Office Small)’ in the Irish Times Fit Out Awards 2013.

ALTU are engaged to design and deliver an innovative new Primary Care Centre supporting the delivery of public health, nursing, diagnostic, allied and mental health services to the surrounding local community of Loughlinstown and wider South Dublin catchment area.

The scheme proposal for the new Centre sensitively responds to its context, which sees the building form represent the meeting point of two routes converging and is defined by a focal point at its main entrance.

The new building will utilise the existing site topography to allow for strategic circulation and access and increasing its permeability. The new Centre will include a range of facilities to support several Primary Care teams, including paediatric, older persons, occupational therapy and mental health, in addition to a GP Surgery and retail Pharmacy.

The core brief for this project was amalgamating various departments of the National Ambulance Service together in one central, shared facility. ALTU were engaged to develop and deliver a scheme that would see the provision of workspace for the National Aero-medical Control Desk, Patient Transport Services, PSIAM services and National Ambulance Incident Control Room.

The main design challenge presented was to create a building that respected the distinct identity of each user group, while simultaneously generating a sense of organisational unity among them.

ALTU were involved in the project from due diligence, through concept design to completion. Considerable care had to be taken in the design of the fit-out as it represents a key piece of National Infrastructure and the arrangement of spaces and potential views into the premises had to be evaluated carefully. The premises itself presented considerable challenges not least of which was the requirement for the vast data centre on the fourth floor which required the insertion of a new structural steel support floor independently connected to the existing structural frame.

ALTU led a highly skilled multi-disciplinary team for the fit out of the NAS Control Centre on mirrored sites in Tallaght and Ballyshannon.

This project won Healthcare Fit Out Project 2014 at the Irish Fit Out Awards.

Celbridge Lodge development consists of 95 no. residential units (terrace, semi-detached, town house and duplex) and a crèche facility (116 square meters) at Old Road, Bailis Td. / Alexander Reid Td., Navan, Co. Meath, a site of circa 2.72 hectares.

On top of that, the project also provides private and public open space areas and car parking spaces.

The proposed development has been carefully considered to provide quality housing and spaces which contribute to the positive growth of Navan creating residential frontage and active edges to new LIHAF ( Local Infrastructure Housing Activation Fund ) road.

The main goal of Celbridge Lodge is to deliver a scheme that facilitates and encourages a sustainable modern living, creates a new community and neighbourhood for the site which is well integrated in the surrounding areas with quality shared spaces and amenities incorporating the proposed residential development with the existing natural elements (for example the old trees along the watercourse) thanks to the public realm and new open space of which the development is rich.

This project involves an extension and reconfiguration works to an existing nursing care home facility in Kilbrew Co. Meath.

The existing nursing home shares a site with a gate lodge at the entrance and a protected structure (Kilbrew House) to the north of the existing building. The existing nursing home rests in the landscape in front of Kilbrew House. The proposed works include a new single storey extension to the north facade to consist of a new entrance/reception area, cafe and hairdressing space which intertwine with social spaces for visitors and guests. At ground floor level twelve twin rooms are to be converted to eight double rooms and minor reconfiguration works will take place at first floor level bringing the total number of bedrooms to 58. The exterior stone finish of the proposed extension works in correlation with the existing building materials which lie within the surrounding landscape.

Initially ALTU were engaged to undertake the due diligence process on this project, which included simultaneous programming and completion of Landlord works and plant resuscitation.

In order to meet the client’s challenging timeline, it made sense to utilize the acquired knowledge of the team that had worked on the due diligence and continue their involvement with the project.

Already familiar with the requirements for the fit-out and the design of the subject property, ALTU could act as a single point of contact and responsibility to the client.

Our BIM capabilities were used throughout the process to inform space planning, enable visualizations and assist scheduling, all of which facilitated prompt decision making in respect of finish selection, furniture layouts etc. The project was delivered within programme and budget.

The vision of the Clonburris SDZ is to provide a new sustainable mixed-use town of 9,000+ households on a high-capacity rail line to the west of Dublin. When they bought a disused 1970’s Warehouse fronting Naas Road at the Bluebell Luas Stop, a former distribution centre for Heineken, they engaged ALTU to redevelop it into their new Headquarters comprising office space, training facilities and a secure warehouse.

The existing fabric of the building was in poor repair, although tests on the Portal Steel Frame concluded that it was structurally sound. It was decided to strip the building fabric back to the portal frame, create a new two storey office and staff facilities block to the front of the building and a high bay warehouse to the rear.

A new highly insulated skin with large expanses of full height north facing curtain walling to the office areas and rooflights to the warehouse, maximised daylight while providing an energy efficient and pleasant working environment.

The vision for the project is deliver a high quality working environment for those users that cannot locate in the city centre by reason of their nature, scale and type of business. The aim is to create a highly connected development providing for excellent linkage to the city centre via pedestrian and cycle links whilst also enhancing the amenity of the area with a connection to a future planned greenway proposed to the north of the site adjoining the River Shannon. It is currently envisaged that the development will be delivered in five phases. The phasing strategy is based on current market demand and expectations but could change dependent on future market conditions.
