The design proposal demonstrate best practice principles of sustainable urban development through the transformation of an existing on-grade District Centre car park into a residential community of high architectural quality in a well-connected & supported urban location. An unused grassland is also transformed a new high quality public park improving local connectivity, public communal amenity, bio- diversity, benefiting from passive surveillance and activity through the proposed residential scheme and improving the overall visual amenity of the area by softening the landscape. The mid rise scheme with a corner tower element establishes a density, scale & height appropriate to a District Centre location responding to the specific context of this site.

ALTU were engaged to design an innovative, urban scheme for Merrion Row – a mixed-use development on a constrained and sensitive site directly adjacent to St. Stephen’s Green.

The proposed development consists of restaurant/retail use at ground floor, with twenty four apartment units accommodated on the upper floors. The proposed scheme when delivered, will integrate appropriately with the nature of the surrounding urban fabric, which is characterised by a range of buildings of varying heights and scale, whilst introducing an element of high-quality modern architecture to this central location.

An innovative design approach was taken to maximise both density and height opportunity on corner site, addressing existing streetscape and roofscape.

Residence for a private client in South Dublin.

The concept design consists in a series of pavilions at the ground floor wrapping the existing house box  and opening the plan out to the gardens. Vistas are created through the house to create connections between the different areas and a fully glazed double height space draws the eye up.

The feeling of permeability of the spaces is achieved through the full height glazing pavilions. This system allows natural light to flow deep into space creating different atmospheres based on the time of the day. Since the existing roof structure does not allow for use of the attic, the proposed replacement improves the family space and creates an additional a bedroom with a feature dormer. By using noble materials, the simplicity of the concept expresses a clean relation between form and function.

ALTU Architects have been appointed to provide full architectural services in relation to various phases of an overall new residential quarter in Drogheda.

A variety of different residential typologies are proposed including both core and deck access apartment blocks, duplex units and 2- and 3-bedroom terrace and semi-detached units. Two stand-alone creche buildings are also proposed. The proposed development represents the final phases of a previously approved masterplan and as such completes a key part of the overall development, stitching the previous phases of the Avourwen development into the town of Drogheda and completing the established road and pedestrian networks.

The new passive and active landscaped areas will benefit both existing and new residents. The existing areas around the proposed development are predominantly residential and care has been taken to ensure that any opportunity for increased permeability to these existing neighbourhoods is maximised. The development is residential in nature and the public open space provided is configured to provide a variety of passive and active recreational spaces.

The landscape design provides an abundance of high-quality space which is intended for the enjoyment of the future residents be they young or old. The provision for pockets of nature and attractive and durable hard surface seating and play areas will encourage and promote social interactions, engagement with the external environment and full use of the external spaces. The spaces provided are flexible in their use, rain gardens provide for a private escape space but also acts as an informal play feat and seating area. Soft landscape proposals will incorporate a diverse range of planting of herbaceous, plants, shrubs, ornamental grasses and evergreen and deciduous native and naturalised tree species. This aims to promote the widest degree of biodiversity value and visual amenity all year around.

Petitswood Residential is a high-quality Residential development at Petitswood Td., Mullingar, that significantly enhances the quality of the area.

The development consists of 245 no. residential units (a Large-scale Residential Development – LRD) and supporting infrastructure at Dublin Road, Petitswood Td., Mullingar, Co. Westmeath, a site of circa 9.76 hectares. The units are divided into the following: 70 no. 4-bedroom semi-detached houses all at two-storey height with attic accommodation; 132 no. 3-bedroom houses comprising terraced, semi-detached and detached, all at two-storey height; 8 no. 2-bedroom duplex units in 4 no. three-storey corner units; 1 no. four- storey apartment block (circa. 3,370 sqm) comprising, 14 no. 1-bedroom units; 15 no. 2-bedroom apartment units; and 6 no. 3-bedroom apartment units, with roof mounted solar panels.

The South Extension development represents an integral part of the overall vision for The Square SC to create a regional retail, food and leisure destination at the heart of an integrated town centre.

The proposed development includes relocating the Level 2 south entrance further to the south, with food and beverage units above this area at Level 3 adjacent to a new landscaped public plaza.

This plaza will link directly into the Centre through a new Level 3 entrance in the existing façade which will link into the central pyramid atrium. The plaza is proposed as an active and managed recreational space with a range of different uses as well as areas to sit, meet and eat.

The food and beverage units on Level 3 will open into the plaza and have terraces to the south enjoying the southerly aspect and views to the Dublin mountains. A Market Hall is also provided containing various smaller boutique food & beverage offerings.

The building will present as a two-storey structure from the south and a single storey structure from the plaza to the north with active restaurant and café frontages and terraces along all of its principal elevations, anchored by an iconic feature entrance portal.

Planning was granted for the proposed scheme in the Summer of 2020.

ALTU were appointed to undertake this workplace fit-out in South Dublin to accommodate approximately 1,500 people on campus which entailed a bespoke CAT B scheme and specification for the client.

In addition to a large range of open plan, meeting, break-out and collaboration areas, the implemented design proposal included provision of a full-service catering kitchen and a town hall space on the ground floor to act as a gathering and events space for the company’s vibrant and diverse community.

ALTU successfully handed over the two phases of the project on time and on budget.

ALTU were engaged to administer the strategic relocation of RSA from three floors to two floors of the RSA headquarters as well as the consolidation and reorganisation of the workplace, facilitating and encouraging a more collaborative and open way of working.

In order to inform the design, ALTU carried out a workplace strategy analysis through a series of interviews with representatives from all departments as well as an anonymous on-line survey which instructed the design approach based around the current and desired ways of working.

The design of the project was well advanced when the pandemic began and the project was paused for a redesign to accommodate an increased requirement for hybrid working. This resulted in a reduction in the number of workstations and a greater focus on a variety of collaboration and social spaces. On site there was a requirement to maintain operations of the 123.ie team and this involved phasing the construction and the relocation of this team during the fit-out works.

The interiors were designed to reflect the brand colours of RSA and 123.ie and these were carried through the interiors finishes palette. Collaborative furniture, meeting booths and phone pods were installed providing space for private meetings, phone calls and quiet working spaces.

As part of the strategic re-generation of the offices the ground floor reception areas, lift lobbies and toilets were also refurbished as part of the works.
